I made a comment on this when the article was quite new. Is it getting posted?
The final sentence in this article points out that only 70% of the money passes through to the program itself. From there administration costs and studies can hit another 70%. And you wonder why we can't have affordable housing hereabouts? I think the administrative costs should never exceed 10% in total for each and every award of any kind. The poor need at least 90% of the funding for housing.
If todays median cost of houses in Cowlitz County is over $300,000.00 per house, I would like to know what can be built with the remainder of "the projects’ allocation is then split between Longview with $192,299, and Kelso with $64,100."? A garage or two? Or a crate of tents? Port a Potties? Showers once a week at the local church? You tell me.
If you follow my comments on TDN and social media, you would know that I'm a huge proponent of "affordable housing." Actual affordable housing. I'm also all for local jobs and local shopping which such a project would support. But what part of $311,000 PER unit is affordable? Is this some kind of joke? Even in this crazy expensive economy, $14,000,000 should be able to construct at the very least 2x as many units. If it was my own project I could general this and pay (the high prices) private contractors are charging right now and I could built at least 100 units of equal or better quality. I've priced these projects out in the past and I have friends building similar units today. I understand this must be a prevailing wage contract. I'm not against prevailing wage at all as a rule of thumb. But I cannot in good faith be a proponent of "affordable housing" and paying $311,000+ per apartment to be built. I would have to pick one or the other. Please educate me if I'm not getting something here.
